Guideline 1 – the landlord must recover every cent spent over the life of the lease, so the more they do the harder it is to get concessions on rent or other lease terms

Guideline 2 – the relationship between landlord and tenant dictates much of the negotiations. A national tenant or a major chain can get better terms than a local tenant.

Guideline 3 – Often the landlord passes on administration and contractor costs to the tenant so it can be advantageous for the tenant to have their own leaseholds done.
